They have fix kits where you put the new straps on your patio furniture
at all major outlets, Wal-Mart, Target, etc. We fixed ours and it cost

UV Stabilizers are added to plastics that are exposed in the sun to prevent them from yellowing over. You will have to use acrylic paint on the plastic in order for it to stick. Unfortunately, most outdoor plastics are made from Polypropylene and do not take painting very well since it is inert. The paint is probably going to flake no matter what you do.
The only thing you can do is spray on an outdoor urethane and hope it sticks.

Go to the household cleaning section of your local department store and simply look for a product that says ammonia. Read the directions carefully and make sure that the area the ammonia is being used in is well ventilated. Do not use a chlorine based product as others have suggested.

Hi everyone. Well heres the story, almost 2 years ago we moved into a new home. We know have a huge and beautiful backyard. We have a nice deck but we need some new furniture for it. The deck has two levels, a small lower level which is only a step down from the larger level which is the main area. Currently, on the lower deck we have our grill and a chair. I have designated this as a good area for the cooking. The larger deck area has a table with four chairs, a lounge chair and footstool and a few extra chairs and end tables. The problem is that all the furniture is crappy plastic stuff. We have had it for about 6 years and it just needs to go.
We are going to be re-painting the deck within the month so I really think new furniture would show off how great the backyard really is. We are on a budget though. So heres what I'm looking for you guys to help with:

My parents tried to paint it white (with regular wall paint I guess) and the paint is peeling off. They don't want to go through the trouble of sanding the shiny stuff off and refinishing it.Is there any paint that paints over shellacked shiny finishes?
I saw a commercial for a spray paint that goes over plastic (like patio furniture) and I suggested that to them but I'm not really sure that won't peel off either. Plus it might be expensive because they'll probably need a lot of spray cans.

Use denatured alcohol and the shellac will dissolve. You may also wish to use mineral spirits to clean the surface and then do a light sanding. I'd go with an oil based paint to complete the project.

Sometimes the information I see is not sufficient enough to warrant very many assumptions though....The scenario you presented is not the kind I would be "right" about. The people are not in front of me, behaving in ways I can learn from.
So...
The people have chosen to live in a small apartment together. They do not want to spend money on a regular bed and maybe even prefer to feel like they're camping out. They don't need a big t.v.; it's not a priority and there is no room. The plastic furniture is functional.

Hail damage and insurance?
I was wondering if anyone knows about hail damage and insurance. A bunch of my kids plastic toys, plastic patio furniture, garden hose and stuff like that was damaged - big holes straight thru. Should we expect to receive the full amount of money to replace them from our insurance? What do you think? We also have a wooden swing set 00 that has hail damage to the wood - splintered pieces and big dents where the hail hit it. What would they do with that? Personal property - stuff - is only covered for damage from hail, if the hail FIRST broke through the wall/roof of the building in which it was being stored.So, stuff that CAN be moved inside, or wouldn't stay with the house when you sell it - like toys and plastic furniture - isn't going to be covered for damage by hail. Things used for maintenance of the premises, like the hose, or maybe a lawnmower, WOULD be covered for damage by hail, and of course, any structures (the wooden swing set, gazebos, garages, sheds) would also be covered for damage by hail, subject to your deductible.
Assuming you have replacement cost coverage, you get the lesser of, cost to repair, or cost to replace. If it has to be replaced, you get the DEPRECIATED value up front, minus your deductible, for the COVERED property, and after you replace it you send in the receipts, and then get the rest of the money.
It's going to take an expert, about the repair or replace on that swingset.
Keep in mind, any payment for your STRUCTURE, like your roof, is going to be made out jointly to you and the mortgage company - so you won't be able to cash that check.

What am I entitled to deduct from the security deposit and how much?
Here is my situation- I would really appreciate some advice. I am a first time landlord on a 2 story, 3 bedroom/2.5 bathroom condo, approximately 1400 square feet. Our tenants just finished their 1 year lease this week and I have 21 days under CA law to return the deposit. There are some issues however and I am wondering what I am entitled to deduct from her 00 security deposit and for how much for each issue?1) Downstairs wood laminate flooring - not cleaned
2) Missing mailbox key (spoke to post office and they said it would be to redo the locks)
3) Inside of oven did not seem to be cleaned
4) Sub par paint work - paint on door frames, baseboards, etc... (her family owns a handyman business and we allowed her to repaint all our walls & ceiling with materials we provided for 00 deduction from her initial rent payment- but we never saw the finished work til now after they have moved out. They did a pretty poor job. Doors & baseboards were not included but it looks like they did not tape up upstairs so there is peach paint around the door frames & baseboards and uneven paint coverage on the walls)
5) Missing patio furniture (1 round glass table + 4 plastic chairs - I probably paid about for the set when I bought it new)
6) Missing storage cabinets (Probably paid for them new)
7) Missing floor lamp (Probably paid for it new)
I informed her of the missing items and she said her family may have just taken everything while moving unknowingly and if she locates them, she will return them by placing them on our back patio (open side gate). How long should I give her to return these items?
The last issue is that in the last 6 months, her rent has been late 5 of those months. I have never collected the late fees from her although in the lease agreement it states that every day it is late is . For November, she moved out on the 10th. Rent is due on the 1st, late fees are supposed to commence on the 6th. It is now the 14th and still no rent check has been received. I asked her again about this last payment and she states her father definitely sent the check on the 5th (which would still mean her payment would have arrived late). If I didn't receive the check in the mail by today, they would have to put a stop payment on the check and send me a new one. She seems to think she is not responsible if her check is lost in the mail. What am I entitled to collect on late fees? Can they be deducted from the security deposit?
For future reference, once we get new tenants in the condo, how should I deal with late fees? How should I keep proof of late arrival dates?
Being a landlord can be such a pain in the butt.
I would hire a property management company if I had more than one rental but after this first year's experience, I'm not sure I want to deal with the headache of additional tenants. Thanks in advance!
*EDIT* Unfortunately, I was unaware that CA law required that I send written notification prior to her moving out for the option to do an intial walk-through. Although I did come a week prior to move-out to try and show the unit to a prospective tenant and the place was in complete disarray due to her being in the middle of packing. She refused me entry during the month of October which certainly hindered my ability to try and find new tenants in a timely manner as well.In hindsight, I was too nice and accommodating during the lease period. I should have insisted on inspecting the paint job. We came a month later for a work receipt for tax reasons and it still was not finished and I gave them the benefit of the doubt that it would be fine.They promised an awesome job since they wanted to make sure the placed looked nice since they were living in it. Apparently, she was unhappy with the color I chose which she brought up today during our phone conversation and then hung up on me. Rude

www.dca.ca.gov has info that might be useful.If she was there for only a year you can charge her 1/2 of what it is going to cost to repaint the place.
As for the missing key as long as you have a receipt from the post office showing it cost to re-key the lock you can charge her the .
As for the missing stuff you would have to charge her a depreciated value unless the item was brand new when she moved in.
You can always hire someone to come in and clean the floor and oven make sure you get a receipt from them.
Now as for late fee's and unpaid rent you can also deduct this from her security deposit. when you sit down to write out her itemized list just put the date and amount.
As for the next tenants just keep track of when they paid even though my tenant writes her check with the 1st on it I put it in my system as received on the 2nd or 3rd whenever it's in my box is the day I put. Since she lives next door she just puts it in my mail box.

But I did the work and checked it and it works out.. so whatever. The other time I know you can do this is when you have like 5x^2 and stuff - those coefficients must be equal on both sides of the equation as well. Last July 4th they were burning sticks in a small grill in a condo area that had had no rain in weeks,

Today they put a big plant behind the potted ones I had put out there 2 months ago in front of the building. In the back they have vegetable plants growing in paint buckets and egg crates. It looks bad. I called the HOA president and emailed her no response.
What should I do?

So wooden furniture can make the deal if you purchase a really a chair made of resistant type of wood. So what i would recommend to you is rattan or cedar wood because these kind of materials are so resistant and at the same time attractive. Fisher cats are not fed cat food, they are fed human food,all of healthy content, served in a plastic bowl. Fisher cats can go out on a patio or porch alone but no further. Fisher cats also co-sleep with their owners. They may not sleep anywhere else, and Fisher owners should not feel complete without their cat in the bed. How do I remove the bleach from my pet's dishes?
I soaked my reptiles' dishes in a 1:30 bleach solution (1 part bleach to 30 parts water; 0.5 cup to each 1 gallon). The dishes are made of either glazed ceramic, plastic, plastic with rubber trim, and a couple coconut shells. According to a site by Melissa Kaplan on treating for mites (http://www.anapsid.org/mites.html), I soaked them for 8 hours in the bleach solution. Then I rinsed them before laying them on my patio to dry. After letting them air dry for 24 hours on my patio, they smelled fine. To be safe I ran water over them just prior to washing them, and they reek of bleach. I tried hand washing them with hot water and dish soap, but no success. I must not have drained the local reservoir enough, err, I didn't rinse them enough after removing them from the bleach.I will use these as water bowls and the other cage furniture will be subject to being misted so these things can't have bleach remain in them as it would be toxic to the reptiles. Next time I'll just wash the water dishes in hot water with dish soap, and let PAM (provent-a-mite) treat the enclosure AND furniture for mites! But my question now is, how do I get the bleach out?

I don't know how to find a chemical supply store. I tried a www search and yelp search. Can you help? Some place near San Jose.Walgreens pharmacist didn't know where to get any sodium thiosulfate. Thanks!
Throwing them away is not an acceptable quick answer. Manufacturers stopped producing the cheap black plastic housing that cost each. Now they only sell decorative plastic housing that cost -30 each, and there is much more than one of these items I've treated with the bleach solution. I'll call Clorox. I believe this question is beyond yahoo fan's knowledge.-

From your Additional Details..... I would not take a chance on using these for your pets. It is not worth having a sick animal or animals over pet dishes.I would buy new ones and make sure you buy only ceramic ones so you can safely use bleach to disinfect them. Bleach will wash off of ceramic with a few good rinses.
