      An aluminum with a good paint finish is an excellent outdoor furniture. I've had ours for over 10 years and it still looks great.

    Does your polaris pool cleaner squirt salt water everywhere?
    Our polaris pool cleaner stays in our pool 24/7, only coming on with timer. However when its on it constantly is squirting water (salt water) everywhere and has ruined all patio furniture and windows. Is this normal????

    • ANSWER:
      Assuming it's one of the pressure-side cleaners like the 360 or 380 (you don't specify in your post), the most common cause for water spraying out of the pool is from the sweep hose. The next time it's running, watch it for a while and see if the sweep hose breaks the surface often. If so, there is a large screw near the base of the mast that the sweep hose is attached to that you should be able to turn. Turn it clockwise a few turns... this will lessen the flow of water to the sweep hose and cause it to break the surface of the water less. (The sweep hose should move in a gradual, sweeping motion... if it is moving faster than that, there is too much water flow into the tail. Adjusting the sweep hose adjustment screw will help.)

      Also, make sure it is not "floating" around the pool, and that it does it's traveling on the bottom.

      Just an FYI: leaving it in the pool all the time will eventually shorten the life of the components. (Bearings, etc.) These cleaners all do need maintenance from time to time, but constant immersion in water will require it at more frequent intervals to maintain proper performance.

    Reasonable patio furniture?
    My husband and I just closed on our new home! We take posession in a month. The main selling feature for us was the fact that it has the MOST amazing backyard with a lagoon style pool, hot tub, palm/fruit trees, and gazebo. We would love some nice looking furniture (chaise lounges, a big dining set, comfortable lounge chairs etc). We live in Florida, where we can spend 9-10 months a year outdoors, so it seems like a reasonable place to furnish nicely!

    Does anybody have any recommendations for beautiful outdoor furniture that won't break the bank? I wish that we could order from Pottery Barn or Restoration Hardware, but it just doesn't seem smart to spend ,000 on furniture that's going to get rained on when we have young children who need college funds!!

    How much should I charge for opening a pool?
    I live in KY and have been getting a pool ready to use at a hotel. The hotel paid for the chemicals. It has taken me about 14 days in total to get it completely cleaned and clear. Im not sure how much to charge, since it took so long to clean and get the green out. I also cleaned and pressure washed the other stuff around the pool, such as the patio furniture.     How do I keep squirrels out of my yard?
    I need to keep squirrels out of my yard. Unfortunately, we have a large tree which they use to breed which we are not willing to cut down. They have gone to the point of ripping apart our patio furniture, chewing apart doormats, and even chewing on our pool deck, all for the sake of their nest. I've heard something about spraying a certain kind of animal urine which they dont like to keep them away, but that sounds a little weird to me. I would appreciate any ideas at all....

      We had squirrels in our yard, they are a nuisance, a pest...you name it!!! I tried all the remedies, habanero pepper, etc...nothing worked.
      We thought we had about 6 squirrels in our yard, lets face it, they all look alike. I borrowed a trap and used peanut butter as bait. Once I trapped them I would drive them to a different location about 1/2 mile to a mile from our house and let them free. When I had trapped # 75 I gave up counting...!!!! I am not kidding, that's the truth!!!
      I did get rid of them and as soon as I saw a new squirrel in springtime, out came the trap....before they had a chance to multiply.

    Bird Repellant?
    Our neighbors behind us are nice people. My only issue is they have a bird feeder and while they enjoy the birds eating in their feeder, when they finish the birds come and hang out in my yard. Think Alfred Hitchcock "Birds". This has lead to an increase of bird poo. While right now it's not an issue (it's winter) in the summer it is. Our deck, patio furniture, pool ledge..EVERYTHING is covered in poop. You can't touch anything without there being poop on it. You know it's bad when the dog refuses to go in his caged area to potty bc there is massive amounts of bird poo in there. We literally have to hose everything down on a daily basis. My question is, is there anyway to repel the birds from our yard? Kind of how scarecrows keep crows out of corn fields and there's stuff you spray on plants to keep bunnies out of your garden. I don't want to kill them or harm them in anyway and I realize that I will never get rid of EVERY bird or all the poo. Id just like to see a good reduction of it

      In the US, all native migratory birds are protected by federal law (Migratory Bird Treaty Act) and it is illegal to kill or harm any protected bird, so I'm glad to know that you are not planning to use lethal means to reduce the number of birds.

      There are ways to repel them, but please ignore the answer about the WD40 - birds do not have an accute sense of smell, so no noxious odor will repel them - not WD40, not mothballs, not ammonia. All that does is poison your environment.

      Don't waste your money on fake owls and rubber snakes. Birds are smarter than people think, and they quickly learn that these things are not a threat.

      Birds are scared off by motion. Tie old CDs and metal pie plates to your deck and to tree limbs, using bright, glow-in-the-dark ribbon. Put whirleygigs and pinwheels all around your yard. Get plain white or black helium balloons and draw eyes on them with glow-in-the-dark markers or paint, and tether them so that they are below the trees or your deck (wherever the birds roost), but make sure they move slightly in the breeze.

    What were the first things you bought?

    I was thinking the most important things to get was the blinds, refrigerator, washer and dryer. I really want to get patio furniture, rugs, pool equipment, a grill, and some other things, but I have ,000 for now to get what I need.

      If you're buying a brand new house, try to negotiate things from the builder to save you from having to buy them. For example, when we bought our first house we got the builder to throw in blinds for all the windows, a garage door opener and a built-in gas grill on the patio with the cost of the house. After the down payment, we knew we'd be practically out of money and getting these things as part of the house saved us a lot of out-of-pocket expenses. Of all the things we were negotiating, the most important one to us was the window blinds, for there were a lot of windows and we knew the cost would add up fast. Once we moved in, the first things we bought were a refrigerator, washer & dryer and lawn mower. We made do with everything else and had an empty room or two for a while. I'm sorry to report but ,000 isn't going to go very far - but you probably already suspect that. Good luck! Buying your first house is exciting and scary at the same time - but more exciting, really.

    I rented out a house i own to 3 people a couple and their friend. now the friend wants to back out of their year long lease(it has only been 3 months) this third person as always paid thier rent late. she is stating a list of things that are lies. ie, the house was unsanitary when she moved, my possesions were still in the house when she moved in( meaning the dinner table and patio furniture, which i asked them if they wanted and they said they did) and that the pool maintenance was not be provided(which it is) what should i do in this position. should i sue her? i live in orlando, fl if there is anyone out there who knows flordia's legal system.     • ANSWER:
      You say "their year long lease", so I'm assuming all 3 people signed a lease, including the one who wants out. Unless you agree to remove that individual who wants to leave from the lease, all three of the tenants are responsible for fulfilling the lease whether that one individual leaves or not. Unless the lease specifically states that each individual will be responsible for only a third of the obligations of the lease (which I doubt), all three tenants are on the hook, legally.

      Make sure the other two tenants understand that you expect payment in full and on time every month, regardless of whether one of the three has left. Their recourse, if they must cover that 3rd individuals portion of the rent, is to sue that person for any shortfall.

      Perhaps a suggestion that the two remaining people look for another roommate is in order, especially if it is clear that they would have difficulty covering the rent on their own.

      In any event, the lease is on all three of them...whether they are living there or not...til the expiration of the lease.

    Want a Caribbean/Hawaiian theme being that we just brought all new outdoor tiki furniture including a nice bar area and patio, etc. We're also planning on buying the tiki torches, and we got a nice bamboo fence too.... So the theme really fits

    Where's it coming from?
    My house seems to be dusty all the time. I clean up & dust the furniture, and next thing I know, it's a mess again. I even have newer windows that are closed most of the time, I have primarily hard-wood floors (I thought maybe it was the carpet). I sweep & vacuum constantly. My backyard is almost entirely patio/pool, although I have small garden areas surrounding that. I just feel like everything is so dirty all the time, its embarrassing! I can even kind of see it floating in the air if the sun comes through the window just right! I do have an older home, so I don't know if its even anything I can resolve --- suggestions?

    • ANSWER:
      Have the air vents and ducts cleaned.
      People would be extremely surprised at the amount of dust and dirt in duct vents. I had this problem too, and immediately after cleaning and dusting I would see a thin layer of dust settling on everything, and found out it was coming from the central air vents in the summer and the heating vents in the winter.
      I called a Heating and Cooling RESIDENTUAL Company and they came and inspected the ducts and found almost an INCH [and that's a LOT really for a residentual place] of dust and dirt in the vents and they also inspected for mold spores and animal hair and found some of that too, since I have cats.
      Once they did a very good cleaning and disinfecting, the dust disappeared.
      Now I have the vents cleaned YEARLY at the end of summer to keep down the amount of dust and dander coming in the house while it's closed up from the cold.
      I haven't had that dust problem since.
      I innocently enough didn't know you were suppose to have the vents cleaned, but it makes sense, if you don't clean them who does?!
      And the sad part is no one ever bothered to tell me this and there were no "First Home-101" classes to take back then either [giggle]so I had to learn the hard way--hopefully you won't and that this helps.

      Ideally, you will have documented the state of the house prior to renting it (e.g. photos). This is always a good idea, for the protection of both the landlord and the tenant.

      It sounds as though only the third person wants out of the lease.
      Have you spoken to the couple? Do they want to stay? Will they be able to afford the rent without a third roommate? If all three
      of the people signed the lease, they are generally 'jointly and severally liable', meaning that you can legally go after one or all three of them for rent.

      There's a very good chance that Orlando has a local landlord/tenant's council (most major cities do). Before you contemplate legal action (which may be expensive, time-consuming, and fruitless) I'd suggest contacting them for assistance.

    when to complain to apartment management about the pool?
    We live in an apt. complex. One of the reasons we moved here was because they have a nice big pool. A bunch of lounge chairs, tables with umbrellas, and over all a nice pool area. When we moved in the manager was a nice lady in her 50s. she was very nice and always told us that it was great we were using the pool. well my daughter was on spring break back in April and had a small pool party. We all walked over to the pool and it looked closed. i was like oh no. ALL the furniture was GONE. I called and asked where it all went and they said they are getting all new furniture. but to go ahead and swim. well there was no where for any of the parents to sit. And i dont own patio chairs.
    Long story short. It is now the end of June and there still isnt any furniture there. My kids wanna swim and i cant sit on the cement in the hot sun for an hour while they swim.
    Should i start to complain?

    Are rooftop swimming pools safe?
    I asked this earlier but no answers. How do they construct rooftop swimming pools so that the water does not leak to the apartments below? I'd be somewhat scared to have all that water overhead. Also, how do they keep the furniture and potted plants secured so that they don't fall to the street or the balconies below? My ground level patio furniture and potted plants tend to topple over or blow away during mild storms. So how do these people defy gravity or do they also have mishaps sometimes?

    • ANSWER:
      Rooftop swimming pools are constructed by using a liner.

      A liner is used instead of cement because it weighs less and it is strong. It has to withstand heavy impact in order to be rooftop approved. The ceiling is then reinforced and an access area is created so that routine inspections can be performed.

      Furniture and plants on rooftops are required to be bolted to the roof if they fall below weight limits. On rooftop pools that do not have bolted furniture, it is carted in and out each day.

    • ANSWER:
      First of all, she is very lucky you found her and took her in. I am sure she doesn't know how she's expected to behave, so she's doing only what it comes naturally to her. You'll need to teach her the rules of the house and be consistent.

      German shepherds need lots of physical and mental stimulation, ideally a "job." If you don't keep her occupied, she'll take it upon herself to find something to do, like re-decorating your yard, for example. Take her for lots of walks, as often and as long as you can. If you don't have time, hire a dog walker or drop her off at a doggie day care. Get her to training classes and after the basic obedience, assess her ability to become a therapy dog.

      Make sure you give her a job. Don't forget that dogs are bred for specific purposes. Germas shepherds are a working breed. Get or make a back pack for your dog for when you go on walks. The dog can carry its own supplies (water, clean up items etc.) (I have one for my Bull Mastiff and it is great, It also tires them out quicker. An added bonus for you) The dog is just frustrated and acting out. Definitely take training clesses, They will help you be a better pet owner as well as having more control over your pet.

      So he has a fully restored 57 Chevy. You don't put in that kind or time or money into an old car unless you like old cars. There are a lot of places online that sell parts for old cars. They also sell other really neat stuff that relate to old cars. Shirts, hats, keychains, jewelery, lighters, chairs, clocks.....literally anything you can think of. Try them, you might find something there.

    i left my tweed couch out in the rain and now it smells what can i do to clean it?
    i'm letting it sit in the sun and spraying it with Lysol disinfectant and i would like to possibly bring it inside

    it was given to me by a college friend because he was moving out
    the reason it was out was because we were give two other couch and we did not have enough room in our house. after re arranging furniture we have room for it

    Can noise make you sick?
    I live in a condo complex that, 3-5 years ago USED to be relatively normal. Lately though, it has gotten worse each year. The demographics have changed. It used to be mostly professional working couples, and now it's immigrant/H1B families with at least 3 or more kids PLUS all their friends. The teens--and their friends-- are out of control and roam in packs, take over the pool, throw furniture in it, and the older ones race through the complex in their little tricked out Hondas. (Last night between 12am and 1am I counted 23 cars coming.going through the complex.)
    The stench of weed is obvious when these "kids" all park along the residential road and just sit in their cars.

    It's impossible to use the pool now. It's impossible to open the windows due to the noise levels. Two units on either side of mine have been using power tools on their patios for literally months.
    Then you add the gardeners, leaf blowers, constant traffic (what used to be 2-car homes are now 4-6 car homes), delivery trucks, barking dogs... and I swear, I feel my nerves are shattered. Summer hasn't even started, but it's already worse than last year,

    Complaining to the HOA does not good.

    Can noise make you sick, or drive you insane??
    I'd love to move, but the problem is in Los Angeles, there aren't many affordable options- another condo unit at best. This is "supposed" to be one of the nicer areas with one of the best school districts.
    Which is why so many families with kids have now crammed into 1 rented unit

      I'm no doctor. But, I can tell you from experience that noise makes me completely stressed and on edge. I have two darling little girls and even when they are playing and having a good time the noise level drives me crazy ( not literally ). As the noise increases I can feel my stress level increase. If your stress level is high it can cause you to get physically sick. Lots of studies have been done that show that stress can cause or contribute to many illnesses, even cancer! You are dealing with more than noise level problems. You are dealing with an unsafe neighborhood too and that is really really stressful. You should really try to find someplace else. Get some help if you need to from the government or relatives. If you can't get any help try working a part time job on top of what you are doing. You need to get out of there. I'm sorry that you are going through this. You might try one of those machines that make soothing sounds (waves) or a cd with soothing sounds (sometimes you can find those at the dollar stores) I find them really relaxing. Also, take a hot bath. It always calms me. Take Care!

    is right there too.

    First floor, Living room.
    A nice size for too

    Dining room.
    Nice space.

    family room, its HUGE!
    it has a living area, play room area
    closet, office area. there is a room the right of the right
    small big closet walk threw, no windows in bed room.
    nice storage room or guest room. Lots of windows
    threw out family room with a gas fireplace and a sliding door
    near the tv area that leads you to the back yard patio.

    Kitchen.
    The kitchen is pretty new was don't 5 years ago nice wood
    nice breakfast bar, tile floor.

    First bath room.
    The First bath room is 1/2.
    Nice size and closet in it for

    The first storage room is like
    a giant pantry for the kitchen.
    It also leads you to the deck out side.

    Its the basement with shelf's going down it.
    It is not done and it cant so its very good for storage.

    Upstairs Hall way that leaves you to the second bathroom.
    its a full bath room nice size, tile floor nice bath tub/shower.

    First bed room/ if you dint include the one down stairs.
    Its a nice size, too walk in closets that go all the way down
    to the wall nice for storage and clothing.

    Storage/ Office/ Nursery/ Bed room
    This room can most likely be a office
    its a walk threw room which leads you to
    the Master bed room, Laundry room and
    the 3rd bed room. This room is so big and
    has a nice closet.

    Master bed room.
    Is as big as the family room, it has a nice
    bed area were you can have a sitting area, and
    a lot of furniture, there are 2 HUGE
    closets. with lots of racks and shelf's.
    There is a big master bath room with a shower
    toilet, and Jacuzzi bath. There is a laundry room
    in the Master bed room but it doesn't have to be a laundry
    roo you can use it as a storage because there is room
    in the basement for a launder room, there is also a craw threw attic.
    in then master bed room.

    Last bed room.
    It is a nice size with too big closets.

    The out side, has a too car garage with lots or
    storage it the garage, There is a deck a patio a pool,
    a garden and lots of playing space.

      As Ryan states, you told us nothing.

      No location, not even sizes. Your "huge" and my "huge" may be competely different.

      An address is most helpful, some of us can run comps for various areas. But location and exact square footage, not your opinion of that footage, are what counts.

      In my market "huge" houses go from 7 to 20 million.

    What goes through some men's heads?! Opinions please...?
    Im fuming. Please tell me if Im being unreasonable. A month before buying our 1st house, I finally give in to my husband on his nagging for a PS3 (0) so I buy it for him for our 1st wedding anniversary. He was happy....for the day...not the NEXT day he started harping about his other wish. A motorcycle. (He's 25 by the way)He looked online all week and even though I didnt agree at all he went and bought a 00 bike. He has never ridden one ever! Over the past couple of weeks he has spent hundreds on all the bits n pieces like helmet...sliders etc etc. We close on our house at the end of the month and have alot of upfromt fees to pay and alot of stuff to buy like a fridge...furniture.
    He said we will get the fridge straight away but the patio set and bbq will have to wait til his bikes paid off. The house has a pool. Its JUST coming into summer. Apparently we wont be having friends over to swim and bbq this year though! We'll be getting all of that good stuff at the end of the year once his bikes paid off! Excellent!!!
    Would anyone else be PISSED???? Or am I being selfish, wanting to enjoy our new home and pool with friends this summer???
    Oh I almost forgot...when he was talking about getting the stupid bike he SAID he would get a 2nd job to pay it off so it wouldnt effect us at all...now he's saying our house stuff has to wait til the bikes paid off and is not showing any signs of getting that 2nd job??! Lies.

      You definitely have a right to be pissed. Any purchases that one spouse makes without informing the other is going to cause problems, especially something that expensive.

      You need to address the issue or else he's going to assume that he can do it more. I would tell him that if he doesn't get a second job within another month then he's going to have to return the motorcycle because it's not a priority. Tell him how you feel about his purchase and ask him if he thought about the sacrifices that were going to have to be made because of it. Ask him why he felt like he could make such a big purchase without having your agreement too. Make sure he respects your feelings and agrees to compromise in the future.

      I don't know how old you guys are or how long you've been married, but just from reading your question it sounds like you may have a mooch on your hands. If you know that's not the case then cool, but if you're starting to wonder if he's taking more then he's giving, then you need to seriously think about your relationship.

      At the end of the day, just be grateful that you guys are able to afford a nice house with a pool and a motorcycle, a lot of people would give anything to just be able to afford a small house right now, so hug eachother and count your blessings.

    I have noisy neighbors living above me, the landlord for that unit is also a major pest?
    So we moved into this unit, happy with our landlord. Thought the landlord above us was nice, at first. That started to change 2 days after we were here. Veronica, the owner of the unit above us was living there with her husband, seemed nice, real churchly. At 3, 4, or 5am we would hear heavy footsteps, and sounds like THUDS on the floor, (our ceiling) repetitive. We asked Veronica what was going on at those times in the morning, she told us her husband works out at those times, and that he only gets to work out before work. Next, we had an outside chair on the patio, where it should be okay. The paperwork states we can have that out there on our fenced in patio. She made a commotion about that and about the small potted plants we had by our door. Anything that is bothersome to her that we do, she makes another commotion about. Fast forward another few months, they had moved out and had set their unit for rent. I was violently ill one day, and someone was in my parking spot, Veronica & her hub had not been there in over 2 weeks, so I parked there. Later that day, my mom called me and told me that I had to move my car before Veronica had it towed. My mom said she was NASTY to her about my car being there. I had been deathly ill and had to go outside in the cold air to move my car. I was pissed, but so be it.

    New tenants are here…Various hours at the night and early morning, sounding like bodyslamming going on upstairs. My ceiling fan is now jammed to where I cannot use the pull cord to turn the lights on and off, I have to manually unscrew and rescrew in the bulbs for light. 3AM:, THUD THUD, but I'm a decently heavy sleeper, so that didn't wake me up, even though I heard it. What did wake me up was the BRIGHT LIGHTS shining on me, all 5 of my lightbulbs were on. I grabbed the broomstick and started hitting the ceiling to try to get them to stop. If you've ever dealt with noisy upstairs neighbors, you'd know this does NOT work. They had a small child, and what we were told is that their small child dribbled the basketball in his room. The lady said she'd told her son over and over not to do that in the house.

    They moved out, new tenants moved in. A mother, father, young adult son, and 3 year old daughter. My mom wasn’t sleeping much because all she'd hear is tejano music playing at 1-5 am, when she had to get up for work at 6am. We heard more body slamming, and what sounded like furniture being moved at 3 and 4am. My ceiling fan now rattles, and is loose, and also I have a long crack in the foundation of my trim along my door frame to my bedroom. We also have built-in shelves in the living room that my mother put her china and champagne glasses on. From something or another, these tenants are the reason behind 3 different dishes falling and breaking off of those shelves. I've been in the living room when they were making a lot of noise and seen the dishes moving from I guess the vibration, and actually had to physically stop a wine glass from falling off the shelf. At the pool, we actually got to know our neighbors above us, told them about the noise and they said they'd watch their noise levels. We became neighborly. But they were already to the point they were moving out because apparently Veronica is the worst landlord ever. According to them, Veronica showed up at various times without calling, and stayed until late at night, once causing the family to miss something they were doing for their little girl, because veronica just simply WOULD NOT LEAVE. They also told us that veronica consistently would trash talk us. [And every time she’d come visit them, we’d have another letter from the association about something else being “bothersome” to her.] She told them no one living there had a dog, and when they moved in there were fleas, and massive amounts of hair stuck in the drains. I told them the people before them had a dog, with a LOT of hair. She harassed them about every little thing possible. One day I had someone parking in my parking spot, that really resembled Veronica's Mercedes. I parked in the guest parking and put a note on her ugly car saying MOVE YOUR VEHICLE BEFORE I HAVE IT TOWED, signed with my unit #.

    So now we have new neighbors... what i've seen is 3 people... a mom, dad, and baby. But what I hear, on a constant is about 4 or 5 people, running a damn marathon through their house!!! This is on a constant basis. When they walk, the ceiling cracks and creaks. It's really like veronica is trying to drive us out. She's nitpicked about little things we do and tried causing us to have many fines from the association. She's a total bitch, and very fake. Every time we see her, she smiles and acts all Godly, when we really know that she's said some pretty messed up things about us to her prior tenants. My question is, I'm trying to prepare a letter to the association about her, and about every set of tenants she has had. I need
    By the way, if you don't have a legit answer, don't respond.

    And yeah, I would move out immediately, but right now, that's out of the question.
    I need this to stick. I need advice on what to do. I cannot move out right now. I cannot afford to move right now. I cannot move into a house right now. I am stuck here. I'm sure these tenants won't be here more than a few months, as none of the others were here for long. HOW do I make sure the next tenants she gets aren't going to be just as bad or worse than any of these previous ones?? I have a feeling she is doing this on purpose.

      Learn your place too, you have no right to tow anyone off of private property unless you own that property.

    How can I slow down the wind?
    My house sits up on a small hill above the other homes here.The wind I get is crazy.It lifts my furniture,takes my umbrellas over the fence to the road.I was thinking that tress would help.This is the best way to describe the layout. backyard.Come out of door,to the right is patio,open area and neighbors fence.open door,go straight and that is where pool is,surrounded by bushes.Turn right and more open space then my fence.The road is on the other side of this fence.I have tied things down,the ground won't hold stakes well,because the earth is clay.Any ideas?I had a swing out there,the wind moved it forward,then sideways and it crashed through my bedroom windows.We are talking fierce wind here.Thank you for taking the time to read this.I'm thinking along the lines of landscaping differently????
